An initial exterior inspection for occupancy and general condition of the the property with photos.

 

A monthly inspection of the property to ensure there are no visible threats to the property with photos.

 

A complete draining of all plumbing and heating systems is done. Then, non-toxic anti-freeze is added to all of the traps and fixtures.

 

Our crew changes the lock(s) at the property to the key code according to the regulatory requirements for the loan type standards, unless otherwise instructed by client.

 

Our crews remove all interior or exterior debris from the property, as authorized and requested by client. We calculate the amount of debris either in cubic yards or feet. If our crews note that there is an excessive amount of debris, we will always give the client an estimate of removal costs prior to commencing work. We provide written and photographic documentation of all work performed.

 

We will provide labor, equipment and trucks for any of your clean out projects. All debris will be hauled away and legally disposed of, leaving your property in broom swept condition.

 

We secure properties by boarding up broken windows, doors, and all openings ensuring the property is not accessible.  We also repair, replace windows if needed.

 

 

The repair is done in accordance with all applicable guidelines. Tarping done upon request.

 

Consists of the following: washing inside windows, sweeping and mopping, cleaning bathrooms, vacuuming, cobweb removal and general cleaning maintenance.  House will be left in sales clean condition.  Other sales clean services will be done upon client's request. 

Steam cleaning carpets is also available but would be bid as a separate item.

 

We maintain your lawn meeting local requirements for foreclosed properties and loan type guidelines. We do initial and biweekly/monthly lawn maintenance services that include trimming of excessive vegetation like bushes, shrubs and tree branches. If we note that additional work needs to be done to maintain proper appearance, we will provide our clients with the estimated costs prior to doing the work.

 

We will provide digital photos upon request.

 

Provided to all clients per their request for any property maintenance that may need to be done or in order to place a property into conveyance condition.  All bids and estimates are accompanied by written and photographic documentation.
